Same-day gate repair across LA. LiftMaster, All-O-Matic, DoorKing, FAAC, Viking, Maximum Controls.
Great company!! Solved a tricky gate problem for me. Thank you!!
You want to open your gate from your phone. That’s the pitch. MyQ, WiFi modules, Bluetooth controllers. The marketing makes it look like you tap a button and the gate glides open. In practice? It’s more complicated than that. WiFi drops, Bluetooth range falls short, cloud servers go down, and your gate just sits there while you’re stuck in the driveway.
We install and troubleshoot smart gate systems across Playa Vista. We’ve set up dozens of MyQ controllers, wired DoorBird intercoms to gate operators, and connected gates to UniFi access control. Some of these setups work great. Others have been a constant headache. The difference comes down to the network, the hardware, and how it’s all wired together.
Here’s what actually works and what doesn’t when you add app control to a gate.

This is the most common way to add phone control to an existing gate. The 828LM is a small WiFi module that connects to your LiftMaster gate operator and links it to the MyQ app. Once set up, you can open and close your gate from anywhere with a cell signal.
Installation is straightforward. The 828LM wires to the operator’s accessory terminals and connects to your home WiFi. Setup takes about 30 minutes when the WiFi signal is strong at the gate. The app shows real-time gate status (open or closed) and sends push notifications when the gate moves.
When it works, it’s great. You can let in a delivery driver from your office. You can check if you left the gate open. You can close it remotely.
When it doesn’t work, it’s almost always a WiFi problem.
Your router is in the house. Your gate operator is 80 to 150 feet away, outside, inside a metal housing. That’s a terrible environment for WiFi. The 828LM has a small internal antenna that struggles with weak signals. If your phone shows two bars of WiFi at the gate, the 828LM will drop offline regularly.
The fix is either a WiFi extender near the gate or a dedicated access point. In Playa Vista’s newer construction, some homes already have outdoor-rated access points for security cameras. If you’ve got one within 30 feet of the gate, the 828LM connects reliably. If not, we can install a weatherproof access point as part of the setup.
This one trips up a lot of homeowners. The 828LM gets an IP address from your router via DHCP. If your router reassigns that IP to another device, the 828LM goes offline. You don’t get an error message. The app just says “offline” and nothing works until the controller reconnects.
The fix is assigning a static IP or a DHCP reservation to the 828LM’s MAC address in your router settings. We do this on every MyQ install because it prevents the most common disconnection issue. If your router’s DHCP lease time is set to 24 hours (which is the default on many routers), the 828LM will drop out and reconnect daily. That’s annoying. A static assignment eliminates it.
The 828LM only works with LiftMaster and Chamberlain operators. If you have a DoorKing, FAAC, All-O-Matic, or any other brand, MyQ isn’t an option.
For non-LiftMaster operators, here’s what works:
DoorBird integration. If you have a DoorBird video intercom, it can trigger a relay that opens the gate. You see who’s at the gate on your phone, tap to open, done. DoorBird connects to your gate operator through a relay module wired to the operator’s “open” input. The video feed runs over your local network and the DoorBird cloud. It’s reliable when the network is solid.
Smart relay modules. Devices like the Shelly 1 or Sonoff relay connect to WiFi and wire to the operator’s dry contact input. You control them through their own app. They’re inexpensive and work with any gate operator that has a dry contact trigger. The downside is that they don’t report gate status. You can send the open command, but you won’t know if the gate actually opened unless you add a separate sensor.
UniFi Access. For properties already running Ubiquiti networking gear, UniFi Access can control gates through relay outputs. It’s overkill for a single residential gate, but for multi-unit properties in Playa Vista that already have UniFi switches and access points, it’s a clean integration. Gate control, access logs, and user management all in one dashboard.
Here’s the honest breakdown after installing and supporting these systems for years.
Works well when: WiFi signal is strong at the gate, static IP is assigned, and you’re using a LiftMaster operator made after 2010.
Doesn’t work well when: WiFi is weak, router firmware updates break the connection (this happens more than it should), or LiftMaster’s cloud servers have an outage. When the MyQ cloud goes down, your app can’t reach the gate even though everything locally is fine.
Works well when: You’re within 15 to 20 feet of the gate. Fine for pedestrian gates or if you’re walking up to your driveway.
Doesn’t work well when: You’re in your car approaching the gate. Bluetooth range through a car body and a metal gate housing drops to 5 to 10 feet in real conditions. By the time Bluetooth connects, you’re already at the gate waiting. A standard RF remote is faster.
Works well when: Hardwired to your network with a PoE connection. Video is clear, relay control is instant, and you get a recording of everyone who rings the bell.
Doesn’t work well when: Connected via WiFi. Video lag increases, connections drop, and the relay trigger sometimes doesn’t fire. DoorBird strongly recommends wired Ethernet for a reason.
Yes, in most cases. If your operator has dry contact inputs (almost all do), we can add a smart relay that connects it to your phone. For LiftMaster operators, the 828LM MyQ controller is the simplest option. For other brands, a WiFi relay module wired to the operator’s trigger input does the same thing.
Three common causes. Weak WiFi signal at the gate, DHCP reassigning the controller’s IP address, or a router firmware update that changed the network settings. We fix this by assigning a static IP, verifying signal strength, and making sure the router’s 2.4 GHz band is active (the 828LM doesn’t support 5 GHz).
Not for driveway gates. Bluetooth range drops to under 10 feet through car bodies and metal gate housings. By the time your phone connects, you’re already stopped at the gate. WiFi or RF remotes are faster and more reliable for vehicle gates. Bluetooth works fine for pedestrian gates where you’re walking up within range.
You need a gate tech. The wiring connects to the operator’s control board terminals, and the configuration involves the operator’s programming. We handle the full setup: mounting, wiring, network configuration, app pairing, and testing. If your gate also needs a WiFi access point installed, we can coordinate that too.
