Underground Gate Operators in Pacific Palisades

Underground gate operators do exactly what the name says. The motor, gearbox, and control mechanism are buried in a steel housing below the gate hinge, completely hidden from view. No visible operator arm. No box mounted to a post. From the street, the gate appears to move on its own. For estate properties in Pacific Palisades where appearance matters as much as function, underground operators are the gold standard.

We install and service underground operators across Pacific Palisades and the Westside. The FAAC S800H is the model we work with most. It’s purpose-built for heavy residential swing gates and handles the engineering challenges that come with putting mechanical equipment underground.

The FAAC S800H: What’s Underground

The FAAC S800H is a hydraulic swing gate operator that installs inside a steel foundation box buried at the base of each gate hinge post. The box sits below grade, covered by a cast iron or steel lid that sits flush with the driveway surface. Open the lid and you see the operator: a hydraulic actuator connected to a rotating output shaft that drives the gate leaf through its arc.

The S800H handles gate leaves up to 13 feet long and approximately 1,750 pounds. That covers most estate swing gates in Pacific Palisades, including the heavy wrought iron and wood-clad designs common in the neighborhood. The hydraulic system provides smooth, powerful gate movement with none of the jerky start-stop you get from cheaper electromechanical operators.

Because it’s a FAAC hydraulic system, the S800H shares the same core technology as the above-ground 400 series. Pressurized oil, piston, solenoid valves. The difference is packaging. Everything is engineered to work reliably in a below-grade environment where water, dirt, and limited airflow create conditions that above-ground operators never face.

Why Underground Operators Cost More

An above-ground swing gate operator mounts to a post or pillar. You run power to it, bolt it on, connect the arm, and program it. Installation takes a few hours.

An underground operator requires excavation. A concrete foundation box has to be poured or set at the exact depth and position relative to the gate hinge point. The foundation box needs proper drainage because it will collect water from rain, irrigation overspray, and condensation. Electrical conduit has to be run underground from the power source to the foundation box. The operator itself has to be precisely leveled inside the box because any misalignment transfers directly to the gate’s swing arc.

On new construction, this is straightforward because the foundation work happens before the driveway is poured. On existing driveways, it means cutting concrete, excavating, pouring a new foundation, running conduit, and then patching the driveway. That concrete work alone adds significant cost and time compared to an above-ground installation.

The operator itself costs more than an above-ground equivalent too. The FAAC S800H is a precision hydraulic unit in a corrosion-resistant housing. The foundation box, lid, and drainage components add to the material cost. You’re paying for the engineering required to make something work reliably underground.

From the Field: We’ve pulled underground operators out of foundation boxes that were completely flooded. No drainage, no sump pump, no weep holes. The operator was sitting in 6 inches of standing water. Amazingly, FAAC’s sealed housing protected the hydraulic components, but the electrical connections were corroded beyond repair. Proper drainage isn’t optional on underground installations. It’s the single most important factor in long-term reliability.

The Drainage Problem

Water is the biggest enemy of underground gate operators. Every foundation box will collect water eventually. Rain runs along the driveway surface and finds the lid. Irrigation overspray seeps around the edges. Morning condensation drips off the lid’s underside. In Pacific Palisades, where hillside properties channel runoff downhill toward driveways, the water exposure is worse than on flat lots.

A properly installed underground operator has a drainage plan. The most common approaches:

Gravity drain. A drain line from the bottom of the foundation box runs to a lower point on the property. This works when the topography allows it. Hillside properties in Pacific Palisades often have natural drainage paths that make this the simplest solution.

Sump with pump. When there’s no gravity drainage path, a small sump pump inside the foundation box activates when water reaches a certain level. This adds a component that needs maintenance and power, but it keeps the box dry in flat or below-grade installations.

Weep holes. Small drainage holes at the bottom of the foundation box that allow water to percolate into the surrounding gravel bed. This works in well-draining soil but fails in clay-heavy soil that doesn’t absorb water quickly.

We inspect drainage on every underground operator service call. If the box is wet, we figure out why before doing any other work. A hydraulic seal replacement on an operator that sits in water is wasted labor because the water will corrode the electrical connections and degrade the new seals from the outside.

Service Access: The Hidden Challenge

Above-ground operators are easy to access. Walk up, open the cover, work on the unit. Underground operators require you to open the foundation box lid, kneel down, and work on equipment that’s 12 to 18 inches below the driveway surface. Some techs won’t take underground operator service calls because the working conditions are tighter and the labor takes longer.

Routine maintenance on an S800H takes about 50% longer than the equivalent above-ground FAAC operator. Checking hydraulic fluid level, inspecting seals for leaks, testing the control board, lubricating the output shaft, and cleaning the drainage system all happen in a confined space. It’s not difficult work, but it requires patience and familiarity with the system layout.

When major repairs are needed (seal kit replacement, actuator rebuild, board swap), the operator can usually be removed from the foundation box and brought up to surface level for the work. FAAC designed the S800H to be serviceable without excavating the foundation box itself. The operator slides out on a mounting bracket. But this means the gate is out of service during the repair, which on a single-access property can be an issue.

Why Pacific Palisades Homeowners Choose Underground

Appearance. That’s the reason, and it’s a perfectly good one. An above-ground operator with a visible arm mechanism changes the look of a gate. On a custom wrought iron estate gate that cost tens of thousands of dollars to fabricate, a box with a metal arm bolted to the pillar doesn’t match the aesthetic.

Underground operators preserve the original design intent. The gate looks like the architect and fabricator intended it to look. No mechanical hardware visible from the street or driveway approach. The only visible components are the gate leaves, the hinges, and the intercom/keypad.

Pacific Palisades homes with custom gates regularly choose underground operators despite the higher cost because the visual result is worth it to the homeowner. The gate is often the first thing visitors see. For properties in the Palisades where curb appeal is part of the home’s value, an invisible operator makes sense.

Tech Tip: If you’re considering an underground operator for an existing gate, have a tech evaluate the site before committing. The foundation box needs to be positioned precisely relative to the gate hinge point, and the excavation has to clear any underground utilities, irrigation lines, and drainage infrastructure. A site survey takes an hour and prevents expensive surprises during installation.

Underground Gate Operator FAQ

Can any swing gate use an underground operator?

Most can, but there are limitations. The gate leaf length and weight have to fall within the operator’s specs (13 feet and approximately 1,750 pounds for the FAAC S800H). The hinge post area needs enough space for the foundation box. And the site needs a drainage solution. Gates on extremely narrow driveways or properties with high water tables may not be good candidates.

How often does an underground operator need maintenance?

Annual service at minimum. We check hydraulic fluid, inspect seals, test the control board, clean the foundation box drainage, and verify the lid gasket is sealing properly. Properties with heavy irrigation or hillside runoff should have the drainage inspected twice per year. The operator itself needs the same FAAC hydraulic maintenance as an above-ground unit.

What happens if the underground operator floods?

The FAAC S800H’s sealed housing protects the hydraulic components from short-term water exposure. But the electrical connections, control board wiring, and transformer are vulnerable to corrosion from standing water. If your foundation box floods, the operator may keep working initially, but electrical problems will develop within weeks or months. Drain the box, dry everything, and have a tech inspect all electrical connections.

Can an above-ground operator be converted to underground?

Not directly. Underground and above-ground operators are fundamentally different designs. Converting means removing the above-ground unit, excavating for a foundation box, pouring the foundation, installing the new underground operator, and running new wiring underground. It’s essentially a new installation from scratch. If the existing above-ground operator works fine and aesthetics aren’t a priority, the conversion cost is hard to justify.
