Same-day gate repair across LA. LiftMaster, All-O-Matic, DoorKing, FAAC, Viking, Maximum Controls.
Great company!! Solved a tricky gate problem for me. Thank you!!
There’s a gap between residential gate operators and full industrial equipment. LiftMaster’s commercial line sits right in that gap. The CSL24, CSW200, and HDSW24 are designed for apartment complexes, gated communities, office parks, and any property where the gate cycles 30 to 80 times per day and a residential operator won’t survive.
We install and service LiftMaster commercial operators across Manhattan Beach and the South Bay. When a property manager calls because their residential-grade operator keeps burning out, the commercial line is usually the answer.
Commercial gate operator failing? We carry the full LiftMaster commercial line.

This is the scenario we see constantly. A property manager installs a LiftMaster LA400 or SL3000 on a 20-unit apartment gate. The operator is rated for residential use: maybe 10 to 20 cycles per hour with rest periods in between. The apartment gate gets 60 to 80 cycles per day from residents, delivery drivers, guests, and maintenance vehicles.
Within 6 to 12 months, the motor starts tripping its thermal overload. The gate stops working for 15 to 30 minutes while the motor cools down. Then the nylon gears start stripping because they weren’t built for that kind of sustained load. Then the control board fails from heat stress. By month 18, the property has spent more on repairs than a commercial operator would have cost from the start.
The fix isn’t better maintenance on the residential unit. It’s the right tool for the job. LiftMaster’s commercial operators are built with larger motors, heavier gear trains, better heat dissipation, and higher duty cycle ratings that match real-world commercial traffic patterns.
The CSL24 is LiftMaster’s commercial slide gate operator. It handles gates up to 50 feet long and 2,000 pounds on a 24V DC motor with built-in battery backup. That DC motor matters. It means soft start and soft stop on every cycle, which reduces the hammering effect you get with AC operators slamming a heavy gate to a halt.
The 24V DC system also means the gate keeps working during power outages. The internal battery charges while mains power is on and takes over automatically when the power drops. In Manhattan Beach, where DWP outages and planned shutoffs happen a few times per year, that battery backup keeps the gate functional for 50+ cycles without AC power.
Cycle count rating on the CSL24 is up to 40 cycles per hour continuously. That’s four times what a residential SL3000 can handle. For a 30-unit apartment complex or a busy office parking lot, that’s plenty of headroom.
The CSW200 is the commercial swing gate operator. It handles gates up to 20 feet long and 1,000 pounds per leaf. Like the CSL24, it runs on 24V DC with battery backup and soft start/soft stop.
Manhattan Beach properties with dual swing gates often need the CSW200 because the gate leaves are heavier than what a residential LA400 can handle long-term. A wrought iron gate with 10-foot leaves on a commercial property weighs significantly more than a standard residential driveway gate, and it cycles far more often.
The CSW200 uses a worm gear drive that converts motor rotation into the slow, powerful arm movement needed to push a heavy gate leaf. The gear ratio provides enough torque to handle wind load, which matters on properties exposed to onshore winds coming up from the beach.
The HDSW24 is LiftMaster’s step up for swing gates that exceed what the CSW200 can handle. Longer leaves, heavier materials, higher cycle counts. It’s the model we install on large commercial entries where the gate sees vehicle traffic all day and the leaves are 12 feet or longer.
The HDSW24 shares the 24V DC platform with the rest of the commercial line, so you get the same battery backup and soft operation. The difference is in the motor size and gear reduction ratio. More torque, more capacity, more mechanical headroom for high-stress applications.
For Manhattan Beach commercial properties, the choice between CSW200 and HDSW24 comes down to gate weight and cycle count. If the gate weighs under 800 pounds per leaf and cycles under 40 times per day, the CSW200 is the right fit. Above that, we move to the HDSW24.
It’s not just about motor size. LiftMaster’s commercial operators are different from their residential line in several ways that matter for longevity:
Duty cycle. Residential operators need rest between bursts of activity. Commercial operators are rated for continuous or near-continuous operation. This is the spec that determines whether your operator survives high-traffic use.
Heat management. Commercial motors have larger windings and better ventilation. They dissipate heat faster, which prevents the thermal overload trips that plague residential operators in commercial settings.
Gear trains. Commercial operators use heavier gears with more metal and less nylon. The sacrificial nylon gear that’s normal in a residential unit becomes a recurring failure point under commercial loads.
Control boards. Commercial boards handle more inputs (multiple safety devices, access control systems, telephone entry) and have better surge protection built in. They also store diagnostic logs, which makes troubleshooting faster.
Safety device integration. Commercial installations need more safety devices per UL 325 requirements for high-traffic areas. The commercial boards have dedicated inputs for photo eyes, safety edges, loop detectors, and emergency stop switches. Residential boards often max out at two safety device inputs.
Count your daily cycles. If your gate opens and closes more than 25 to 30 times per day, or if it serves a multi-unit building, parking structure, or commercial property, you need a commercial-rated operator. If your residential operator keeps tripping its thermal overload or stripping gears, that’s a clear sign the cycle count exceeds what it’s built for.
Yes. The CSL24, CSW200, and HDSW24 all support MyQ integration for remote monitoring and control via smartphone. You can check gate status, view cycle history, and receive alerts when the gate stays open too long. For property managers, MyQ provides visibility without being on-site.
Depends on gate weight and how often the gate cycles. Under normal conditions, the built-in battery on a CSL24 or CSW200 can handle 50+ full open/close cycles without AC power. For a 20-unit apartment complex during an 8-hour outage, that’s usually enough. We can install oversized battery packs for properties that need more capacity.
Quarterly inspections are standard for commercial installations. We check chain or belt tension, lubricate moving parts, test safety devices, clean photo eyes, verify battery health, and read the control board diagnostics. Annual maintenance should include a full safety device test per UL 325 requirements. Commercial operators are more durable than residential ones, but they still need regular attention to hit their full lifespan.
