Same-day gate repair across LA. LiftMaster, All-O-Matic, DoorKing, FAAC, Viking, Maximum Controls.
A.J. is extremely knowledgeable and technically brilliant. He solved gate problems nobody else could.
The LiftMaster LA400 is the most installed residential swing gate operator in Los Angeles. If you’ve got an automatic swing gate on a Beverly Hills property, there’s a strong chance it’s an LA400. We’ve serviced hundreds of them, and at this point we can diagnose most LA400 problems from the symptom description alone.
This page is a deep dive into the LA400: what breaks, when it breaks, what the LED codes mean, and how to keep it running as long as possible.
LA400 acting up? We know this operator inside and out.
Serving Beverly Hills and all of LA County. Or request an estimate online.
The LA400 handles swing gates up to 16 feet and 850 pounds. It’s DC-powered with a built-in battery backup, so the gate still works during a power outage. It supports MyQ for phone control. It has soft start and soft stop, which reduces stress on the gate and hardware. And LiftMaster has the biggest dealer network in the country, so parts are always available.
For a residential installer, it checks every box. Good power, reasonable price, easy to program, widely supported. That’s why you’ll find LA400s on everything from small courtyard gates in Beverly Hills to heavy iron estate gates in Bel Air.
After servicing LA400s for years, we’ve noticed a clear pattern of what fails and when. Every operator is different depending on cycle count, climate exposure, and maintenance history. But these timelines hold true for most units we see.
A properly installed LA400 gives you very little trouble in the first five years. The most common issues in this window are installation-related, not product failures. Arm geometry that wasn’t set correctly from day one. Limits that need fine-tuning after the gate settles. Photo eyes that get knocked out of alignment by landscapers.
If your LA400 is having problems in the first two years, it’s almost certainly an installation issue, not a defective operator.
The LA400’s internal battery is a sealed lead-acid (SLA) unit. These batteries have a finite life. In LA’s heat, expect 3 to 5 years from the original battery. By year 5, it’s common for the battery to lose enough capacity that the gate won’t complete a full cycle during a power outage.
You’ll see the diagnostic LED flash a single-blink pattern indicating low battery. The gate still works on AC power, but the backup is gone. Battery replacement is a 10-minute job. We swap it with a matching SLA battery and test the backup function before leaving.
Around the 8-year mark, the motor run capacitor starts to weaken. You’ll notice the gate opening or closing slower than it used to. The motor sounds strained. In some cases, the motor hums but doesn’t spin, which is a fully failed capacitor.
The capacitor is inside the operator housing. We match the replacement to the exact microfarad and voltage rating. A capacitor swap takes about 20 minutes and gets the motor running at full speed again.
The control board is the brain of the LA400. It manages motor direction, speed ramping, limit positions, safety sensor inputs, battery charging, and diagnostic codes. After a decade of thermal cycling (hot LA days, cool nights, repeat), solder joints fatigue and components drift out of spec.
Board failure symptoms vary. The gate might open but refuse to close. It might reverse mid-travel for no apparent reason. The diagnostic LED might flash an error code that doesn’t match any real condition. Or the board goes completely dark.
Power surges kill boards faster than age. If your LA400 lost its board to a surge and you didn’t add a surge protector, the replacement board is at the same risk. We install surge protection on every board replacement as standard practice.
The LA400 arm connects to the gate through a bracket and uses bushings at the pivot points. These bushings absorb the force of the gate’s momentum every time it starts and stops. After 10+ years and tens of thousands of cycles, the bushings wear down. You’ll hear a clunk or knock at the start of each open/close cycle.
Worn bushings aren’t just a noise problem. They introduce play in the arm linkage, which causes the gate to drift past its set limits. That extra travel stresses the operator and can damage the gate latch or stop post.
The LA400 has a diagnostic LED on the control board that flashes specific patterns to indicate problems. Before calling for service, check the LED. If you can tell us the flash pattern over the phone, we can often diagnose the issue before we arrive.
A steady LED (no flashing) means the system is in standby and functioning normally. No LED at all means the board has no power or is dead.
Annual maintenance on an LA400 is straightforward. Here’s what we check on every visit:
Nine times out of ten, it’s the photo eyes. Clean both lenses with a dry cloth and check alignment. If the LED on the photo eye receiver is red or off, something is blocking the beam. If cleaning doesn’t fix it, check the wiring for rodent damage (common) or a corroded connection.
On a fresh battery, the LA400 can run roughly 50 to 100 cycles without AC power, depending on gate weight. A 3-year-old battery in LA heat might only manage 10 to 20 cycles. If you rely on backup power (especially during fire season PSPS shutoffs), replace the battery every 3 years as preventive maintenance.
Yes. The 828LM Internet Gateway connects to the LA400’s MyQ terminals. You need a solid WiFi signal at the operator location. If the gate is far from your router, plan for an outdoor access point or mesh WiFi node. MyQ gives you phone control, push notifications, and scheduling.
Usually worn arm bushings. The play in the linkage causes a knock when the motor engages. Not an emergency, but it gets worse over time and puts extra stress on the operator. We replace the bushings and inspect the bracket hardware at the same time.
