Same-day gate repair across LA. LiftMaster, All-O-Matic, DoorKing, FAAC, Viking, Maximum Controls.
Great company!! Solved a tricky gate problem for me. Thank you!!
Pacific Palisades is one of LA’s most exclusive residential communities. Homes here sit on steep hillside lots, tucked behind long driveways and heavy iron or wrought-iron gates. Most properties run automatic swing gates because the terrain makes slide gates impractical. The Palisades also went through devastating fire seasons recently, and we’ve been repairing and replacing fire-damaged gate systems across the neighborhood ever since.
If your gate is stalling halfway open, the intercom stopped working, or you’re dealing with a system that was damaged by heat and smoke, give us a call. We work on every brand of automatic gate operator and we know the specific challenges Palisades properties face, from steep inclines to gates that weigh over 500 lbs.
Pacific Palisades gate not working?
Call (310) 400-0314 for a prompt on-site diagnosis. We service hillside properties and gated estates throughout the Palisades.
The Palisades throws unique challenges at gate systems. Hillside terrain, heavy ornamental gates, wildlife activity, and fire exposure all play a role. These are the repairs we handle most in this area.
The recent fires affected hundreds of Palisades properties. Even gates that look intact on the surface often have melted wiring, heat-warped control boards, and damaged safety sensors. We’ve been doing post-fire gate assessments throughout the neighborhood. The plastic housings on photo eyes melt at relatively low temperatures, and the rubber seals inside hydraulic operators break down from radiant heat. If your property was anywhere near the fire zone, get your gate system inspected even if it seems to be running fine. Hidden damage gets worse over time.
Most Palisades estates run hydraulic swing operators from FAAC or Ramset. These use pressurized fluid to push and pull the gate arm. After 5 to 8 years, the internal seals wear out and hydraulic fluid starts leaking from the cylinder. You’ll notice the gate moving slower on one side, or oil pooling under the operator. We rebuild hydraulic cylinders on site and carry seal kits for FAAC 400, 402, and 422 series operators.
Gravity is the enemy of swing gates on hillside lots. Over time, heavy iron gates pull down on the hinge posts, causing the gate to sag and drag on the ground. This puts enormous stress on the operator arm. We see cracked weld joints, bent hinge pins, and stripped operator gears as a direct result. The fix involves re-leveling the gate, reinforcing the hinge posts, and replacing any damaged operator components. On gates over 400 lbs, we sometimes add a support wheel at the leading edge to take weight off the hinges.
Coyotes, deer, and raccoons are all over the Palisades, especially on properties backing up to Temescal Canyon and the Santa Monica Mountains. Animals trip safety sensors and loop detectors, causing gates to cycle at all hours. We adjust sensor sensitivity, reposition photo eyes to a height that clears most wildlife, and install timer-to-close functions so the gate doesn’t stay open when an animal triggers the safety reverse.
Long driveways in the Palisades mean the intercom at the gate is often 200 to 400 feet from the house. That’s a lot of buried cable. We trace and repair communication wiring between gate-mounted intercoms and interior stations. Moisture intrusion at splice points is the number one cause of intercom failures on these long runs.
The dominant gate type in Pacific Palisades. We service single and dual swing gates up to 20 feet per leaf and 800 lbs per panel. Operators we work on include FAAC hydraulic rams, LiftMaster LA500 articulated arms, Ramset underground operators, and Viking hydraulic units. Hillside installations require special attention to counterbalance springs and gravity-lock features.
Less common here due to terrain, but some flat-lot properties along Sunset and near the Village run slide gates. We handle chain-driven operators from LiftMaster, DoorKing, and All-O-Matic. Track cleaning and roller replacement are the most frequent slide gate repairs in this area.
Many Palisades estates have a separate pedestrian entry beside the main vehicle gate. These smaller gates use magnetic locks or electric strikes controlled by keypads or intercoms. We repair the lock mechanisms, reprogram access codes, and replace worn hinges and closers.
We’re familiar with every gate operator brand installed in the Palisades:
Pacific Palisades Gate Repair Experts
Yes. We do full post-fire gate assessments including wiring, control boards, operators, sensors, and structural integrity. Some systems need a full replacement, but many can be repaired by swapping out the damaged electrical components. We’ll give you an honest assessment of which option makes more sense for your situation.
Sagging happens when the hinge post shifts or the gate weight pulls the hinges out of alignment. We re-level the gate, reinforce the post, and replace worn hinges. For very heavy gates, we add a support wheel to distribute the weight. Typical cost is $400 to $900 depending on the gate size and the extent of the sag.
We recommend annual service for hydraulic operators in the Palisades. Checking fluid levels, inspecting seals, testing safety devices, and lubricating pivot points extends the life of the system by years. A $200 annual service call prevents $1,500 to $3,000 in emergency repairs down the road.
Yes. Power outages happen during fire season and high-wind events. We install battery backup units that keep your gate running for 24 to 72 hours without power, depending on usage. LiftMaster and FAAC both offer integrated battery backup options.
Palisades Gate Tip: If your property was near any fire zone, have an electrician check the main power feed to your gate operator. Even if the gate works today, heat-damaged wiring can develop micro-cracks in the insulation that cause intermittent shorts months later. It’s cheaper to inspect now than to replace a fried control board in six months.
