Every slide gate in Manhattan Beach runs on one of two systems. V-track gates ride on a steel rail embedded in the driveway. Cantilever gates hang from an overhead or side-mounted rail and never touch the ground. Both work. Both have tradeoffs. And picking the wrong one for your property can mean years of extra maintenance or an early replacement.
We install and repair both types across Manhattan Beach. This page breaks down how each system works, where each one fails, and why sandy coastal soil changes the equation for a lot of homeowners here.

A V-track gate sits on wheels that ride inside a V-shaped steel rail bolted or embedded into the concrete driveway. The rail keeps the gate aligned. The wheels bear the weight. The operator (usually chain-driven) pushes the gate back and forth along that track.
It’s a proven design. Most residential slide gates in LA County run on V-track because it’s cheaper to install and works well on flat, stable ground. The gate stays centered, the wheels roll smoothly, and the whole system is mechanically simple.
The track itself is the weak point. Anything that affects the track affects the gate.
Sand. That’s the short answer.
Manhattan Beach soil is sandy and prone to shifting. When the ground under the track moves even slightly, the track goes with it. A track that was perfectly level at installation can develop dips and high spots within a few years as the sand compacts unevenly. The gate starts binding at certain points in its travel. The wheels grind against the sides of the track instead of rolling freely. Rollers that should last 5 to 7 years wear out in 2.
Debris is the other problem. The V-groove in the track collects sand, gravel, leaves, and anything else that lands in the driveway. That debris acts like sandpaper on the wheels. We’ve pulled rollers out of Manhattan Beach gates where the bearing was completely packed with fine sand. The wheel wasn’t rolling at all. It was scraping.
Track maintenance on sandy soil means monthly cleaning and an annual level check. Most homeowners don’t do either until the gate starts making noise or stalling mid-travel.
A cantilever gate doesn’t touch the ground. The gate panel hangs from a set of roller carriages mounted to a post or pillar on one side of the opening. The gate slides through these carriages to open and close. There’s no track in the driveway. No wheels on the ground. Nothing for sand or debris to interfere with.
The tradeoff is that a cantilever gate needs to be roughly 50% longer than the opening it covers. A 16-foot opening needs a gate panel around 24 feet long. That extra length is the counterbalance that keeps the gate stable as it extends across the opening. This means you need more space on the side where the gate retracts.
Cantilever gates also need heavier, more substantial posts and foundations because all the gate weight hangs from those support points instead of resting on wheels along the track.
Installation cost for a cantilever system typically runs 30% to 50% more than V-track for the same opening size. The gate panel is larger. The posts need deeper footings. The roller carriage hardware is more expensive than V-track wheels. And the operator needs to handle a longer, heavier gate.
But on Manhattan Beach’s sandy soil, the total cost of ownership often flips within 5 years. V-track gates on shifting ground need track realignment, roller replacements, and periodic concrete work to keep the rail level. Cantilever gates avoid all of that because there’s nothing in the ground to shift.
We’ve serviced Manhattan Beach properties where the homeowner spent more on V-track maintenance in 6 years than the cantilever upgrade would have cost at installation.
V-track isn’t a bad system. It’s a bad system on bad soil. On stable, well-compacted ground with proper drainage, a V-track gate will run trouble-free for a decade or more with basic maintenance. If your Manhattan Beach property sits on hardpacked clay or has a reinforced concrete driveway with a solid foundation, V-track works fine and costs less.
V-track is also the better choice when you don’t have enough lateral space for a cantilever gate. That 50% extra length requirement is a deal-breaker on tight lots where the gate retracts along a property line or into a corner.
We do this conversion regularly. The process involves removing the existing track and ground-level hardware, installing new posts with proper footings for the cantilever carriages, fabricating a longer gate panel (or extending the existing one if the frame allows it), and mounting the new roller carriage system.
The existing operator can sometimes be reused if it’s rated for the increased gate weight and length. If not, we’ll size a new one. The existing electrical, photo eyes, and loop detectors usually carry over without modification.
A full conversion typically takes 3 to 5 days depending on post footing cure time and gate fabrication lead time.
| Factor | V-Track | Cantilever |
|---|---|---|
| Install cost | Lower | 30-50% higher |
| Sandy soil performance | Poor. Track shifts. | Unaffected by soil |
| Debris tolerance | Low. Track collects sand/gravel. | High. Nothing on the ground. |
| Space needed | Gate length + 1 ft | Gate length + 50% |
| Maintenance | Track cleaning, roller replacement, level checks | Carriage lubrication, post inspection |
| Lifespan on coastal sand | 5-8 years before major work | 10-15+ years |
Yes. Look at the ground where the gate travels. If there’s a metal rail running across the driveway, you have V-track. If the gate hangs from rollers on a side post and the ground is clear underneath, you have cantilever.
The track has shifted out of level, or the guide rollers at the top of the gate are worn or missing. When the track dips, the wheel drops into the low spot and the gate’s momentum carries it sideways off the rail. We realign the track and replace worn guide rollers to fix this.
Generally yes. V-track wheels on a steel rail generate more noise than cantilever rollers on a carriage. If your bedroom is near the gate, the noise difference is noticeable.
Roughly 1.5 times your gate opening width. A 16-foot opening needs about 24 feet of clear space on the side where the gate slides open. If that space doesn’t exist, cantilever won’t work for your property.
