Same-day gate repair across LA. LiftMaster, All-O-Matic, DoorKing, FAAC, Viking, Maximum Controls.
Great company!! Solved a tricky gate problem for me. Thank you!!
The post is leaning. Not a lot. Maybe two inches off vertical. But that two inches means the gate drags at the bottom and gaps at the top, and the operator is fighting gravity on every close cycle. The homeowner says it was fine when they moved in three years ago. It was. The hill moved.
Malibu gates don’t just deal with normal wear and tear. They deal with terrain. Steep driveways, shifting soil, seasonal runoff, canyon winds, and fire zone regulations that affect gate design and clearance. A gate that works perfectly on flat ground in Culver City needs a completely different approach when it’s on a 15-degree slope in the Santa Monica Mountains.
The Tech Guys Doors and Gates installs and repairs hillside gates across Malibu. We understand the terrain-specific challenges and build solutions that account for slope, drainage, soil movement, and fire access requirements.

The number one hillside gate problem in Malibu isn’t the gate. It’s the ground underneath the posts.
Malibu soil is a mix of clay, decomposed granite, and sandstone. Clay expands when wet and contracts when dry. Decomposed granite shifts under load. Add a steep slope and seasonal rain, and you get soil creep. That’s the slow, downhill movement of the top layer of earth that happens over months and years. It’s not a landslide. It’s barely visible. But it’s enough to push gate posts out of plumb.
A post that leans even 1 inch changes the geometry of the entire gate. Swing gates sag and bind. Slide gates fall off track at the end of travel. Operators strain against the misalignment and burn out prematurely.
Standard gate post footings are 12 to 18 inches in diameter and 24 to 36 inches deep. On a Malibu hillside, that’s not enough. The footing needs to reach past the active soil layer into stable ground. In many locations, that means 42 to 48 inches deep, sometimes with a bell-shaped bottom that acts as an anchor against lateral soil pressure.
We also pour the footing with the downhill face extending further than the uphill face. This creates a wedge shape that resists the slope’s natural push. It’s more concrete and more digging, but posts set this way stay vertical for 15 to 20 years instead of drifting after 3 to 5.
Traditional slide gates run on a ground-level track. On a slope, that track has to follow the grade exactly, and it has to stay perfectly level along its entire length. Soil movement, water erosion, and root growth make that almost impossible to maintain on a Malibu hillside.
Cantilever gates don’t touch the ground. The gate panel is suspended from an overhead or side-mounted roller system, and the bottom clears the driveway surface entirely. No track to settle. No rollers grinding through debris. No concrete pad that cracks and shifts.
The tradeoff is cost and space. A cantilever gate needs a counterbalance section that extends 50% beyond the opening width. A 16-foot opening requires a gate that’s 24 feet long total. That extra 8 feet of gate panel has to stack somewhere when the gate is open. On tight Malibu lots where the driveway hugs a canyon wall, finding that stacking space takes creative planning.
But for hillside reliability, cantilever is the clear winner. We’ve repaired the same track-style gates on Malibu slopes three and four times before the homeowner finally converts to cantilever. The track keeps shifting. The cantilever doesn’t care.
Water is the enemy of hillside gate installations. Not because it rusts the hardware (though it does that too) but because it undermines the foundations.
Malibu driveways channel water directly toward the gate during rain. A steep driveway acts like a funnel, concentrating runoff at the lowest point, which is usually where the gate sits. That water erodes soil around post footings, washes out track bedding, and saturates the clay underneath.
We install French drains or channel drains across the driveway uphill from the gate to divert water before it reaches the foundation. It’s not glamorous work, but it’s the single most effective thing you can do to protect a hillside gate installation.
After heavy rain, water saturates the hillside and seeps through the soil. This subsurface flow can reach post footings from the side, softening the surrounding soil and reducing the footing’s holding power. During the wet season, we see gates that were perfectly aligned in September start leaning by February.
Proper footing drainage means wrapping the concrete base in drain rock and running a perforated pipe to daylight downhill. The water flows around the footing instead of pooling against it.
Much of Malibu falls within Very High Fire Hazard Severity Zones (VHFHSZ). This affects gate installations in several ways that homeowners don’t always anticipate.
Fire department access is the big one. The LA County Fire Department requires that gates on fire-access roads can be opened during an emergency. Most properties use a Knox Box or Supra key switch that allows firefighters to open the gate when nobody’s home. Some fire districts also require that the gate default to the open position during a power outage, which means the operator needs battery backup with a fail-open setting.
Gate materials matter too. Wooden gates in fire zones need to meet specific fire-resistance standards, or they may need to be replaced with steel or aluminum during a remodel. We’re not the ones who determine what’s required for your specific property. That depends on your local fire authority and the specifics of your lot. But we can install whatever gate type and fire access hardware your plan calls for.
Vegetation clearance around gate posts and operators is another consideration. The operator is an ignition source (electric motor, wiring) and needs defensible space. Most fire codes require 5 feet of clearance from combustible vegetation around electrical equipment. Keep brush, ivy, and ornamental grasses away from the gate operator.
Sometimes. If the post itself is straight and only the footing has shifted, we can excavate around the base, straighten the post, and re-pour the footing with a deeper, wider base. If the post is bent or corroded at the base, replacement is the better option. We evaluate each situation on-site because the soil conditions determine the approach.
It depends on the slope direction. If the driveway slopes away from the gate (the gate sits at the top of the hill), a swing gate can work well because the panel swings over the downslope. If the driveway slopes toward the gate (the gate sits at the bottom), a slide gate or cantilever is usually better because a swing gate would have to swing uphill, which puts enormous strain on the hinges and operator.
Install a channel drain across the driveway uphill from the gate. This catches surface runoff before it reaches the post footings. For subsurface water, drain rock and perforated pipe around the footing base directs water away. We include drainage planning in every hillside gate installation because it’s that important to long-term performance.
If your property is in a fire hazard zone and the gate crosses the only access route, yes. Requirements vary by fire district and property layout. Contact your local fire authority for specifics on what access provisions your gate needs. We install Knox Boxes, key switches, and fail-open systems that meet the most common fire access requirements in Malibu.
