Barrier Arm Gate Repair Los Angeles

Barrier arm gates control vehicle access at parking garages, apartment complexes, commercial lots, HOA communities, and anywhere else that needs to manage traffic flow in and out. They’re the most abused type of gate operator in existence. Cars drive through them. Trucks clip the arms. Delivery drivers get impatient and push past. If you manage a property in LA with a barrier arm, you already know the drill.

The Tech Guys Doors and Gates repairs barrier arm operators from every major manufacturer. LiftMaster, DoorKing, FAAC, BFT, Viking. We work on the operator, the arm, the control board, the loop detectors, the card readers, and the ticket dispensers. The arm is designed to be the sacrificial component. It breaks so the motor and board don’t. The operator and the electronics behind it are what keep your access control working.

We service barrier arm systems across LA County. Parking structures in DTLA, apartment complexes on the Westside, commercial lots in the Valley, gated communities in the South Bay. If your barrier arm is stuck up, stuck down, or missing entirely because someone drove through it last night, give us a call.

Barrier arm down? Arm broken? We fix every brand.

Barrier Arm Brands and Models We Service

There’s no single dominant brand in the barrier arm market. Different manufacturers show up in different settings. Here’s what we see across LA and the models we work on.

DoorKing Barrier Operators

Model Arm Length Cycle Speed Best For
1601 Up to 14 ft 2.5 sec High-traffic parking, commercial
1602 Up to 27 ft (wishbone) 5.5 sec Wide lanes, dual-lane coverage
1603 Up to 14 ft (AutoSpike) 2.5 sec High-security applications

DoorKing is the most common barrier arm brand we see in LA parking structures and apartment complexes. The 1601 is their workhorse. The 1602 with its wishbone arm design covers lanes up to 27 feet wide without a center support post.

LiftMaster Barrier Operators

Model Type Arm Length Best For
MA Mega Arm Heavy-duty commercial Up to 40 ft Parking garages, toll plazas, wide lanes
BG790 Standard commercial Up to 19 ft HOA communities, commercial lots
TECHNA High-performance Variable High-cycle commercial, parking operations

LiftMaster’s MA Mega Arm is the big one. It handles arm spans up to 40 feet and you’ll find it at major parking facilities and commercial properties. The BG790 is their mid-range option that’s popular with HOAs and property management companies.

FAAC and BFT Barrier Operators

Brand/Model Arm Length Best For
FAAC C720 Up to 13 ft Commercial parking, standard lanes
FAAC C721 Up to 20 ft Wide commercial lanes
BFT (various) Up to 23 ft Commercial lots, high-cycle applications

FAAC and BFT are European brands that show up more often in commercial settings. FAAC is Italian, BFT is also Italian. They’re built for high-cycle use and you’ll find them at properties where the parking operator specified European equipment.

Common Barrier Arm Problems We Fix

Barrier arms take more punishment than any other type of gate operator. They cycle hundreds of times a day. Cars hit them. They run in weather. And when they stop working, people can’t get in or out of the parking structure. Every problem is urgent. Here’s what we see most often.

1. Broken or Bent Arm (Vehicle Impact)

This is the number one barrier arm service call in Los Angeles. A car or truck drove through the arm. The arm is snapped, bent, or hanging off the operator at a weird angle. It happens constantly. Parking garages, apartment complexes, delivery entrances. Drivers get impatient, tailgate through, or just don’t see the arm coming down.

Here’s the important thing to understand: the arm is designed to be the sacrificial part. It’s an aluminum or fiberglass rod that costs a fraction of the operator. When a car hits it, the arm breaks instead of destroying the motor and gearbox inside the operator housing. That’s by design. We carry replacement arms for every major brand. Straight arms, octagonal arms, foam-padded arms for tight spaces. A broken arm is usually a 30-minute swap if the operator itself is undamaged.

After every impact, we also check the operator for internal damage. A hard enough hit can knock the counterbalance off, damage the shaft, or crack the housing. Most of the time, the operator is fine and you just need a new arm. But we always verify before we leave.

2. Arm Won’t Go Down

The arm goes up when you trigger it, but it won’t come back down. This is usually a sensor issue, not a motor issue. The system thinks there’s still a vehicle in the path. A few common causes: the safety photo eyes are blocked or misaligned, the loop detector buried in the pavement is stuck in a “vehicle present” state, or the timer that controls automatic close-after-delay has failed on the board.

We start with the loop detector. If there’s a vehicle detection loop in the pavement and it’s reading a constant presence signal, the operator won’t close. The loop wire can break when pavement cracks or shifts. We test loop inductance to determine if the wire is intact. If the loop is broken, it’s a saw-cut and re-loop job. If the loop is fine, we move to the board timer and photo eyes.

3. Motor Burnout from High-Cycle Use

Parking garages in DTLA can put 500+ cycles per day on a barrier arm. That’s 500 open-close sequences, every single day. Even operators rated for continuous duty will eventually wear their motors down at that pace. Symptoms: slow arm movement, the motor runs hot to the touch, a burning smell from the housing, or the motor hums but the arm doesn’t move.

Motor replacement is a straightforward repair on most barrier operators. The motor is a modular component that bolts in. We match the replacement to the manufacturer’s specifications. On DoorKing 1601 units, the motor and gearbox are an assembly. On LiftMaster barriers, the motor is separate from the gear reduction. Knowing the brand determines the repair approach.

4. Loop Detector Failure

Loop detectors are the inductive wire loops buried in the pavement that detect vehicles. When a car drives over the loop, the inductance changes and the detector card tells the operator a vehicle is present. These loops are critical for barrier arms. They prevent the arm from closing on a vehicle, and they trigger the arm to open in some configurations.

Loop failures come in two flavors. The detector card inside the operator fails, or the loop wire in the pavement breaks. Detector cards are easy. We replace them with the correct plug-in module. Loop wire breaks require cutting into the pavement, installing new loop wire, sealing the cut, and running a new wire back to the operator. It’s a bigger job, but we do it regularly in parking lots across LA.

Technician Tip: If your loop detector keeps failing in the same spot, the underlying pavement is probably shifting. Cracks and ground movement stress the wire until it snaps. We can reroute the loop to a more stable section of pavement, or use a different loop configuration that’s more tolerant of ground movement.

5. Card Reader and Ticket System Failures

The barrier arm itself might be working perfectly, but if the card reader won’t read cards, the ticket dispenser is jammed, or the intercom is dead, nobody’s getting through. These access control components connect to the barrier operator through relay circuits. A failure in the reader or dispenser can prevent the operator from receiving an open command.

We troubleshoot the full system. Is the card reader powered? Is the relay triggering? Is the reader communicating with the access control panel? Sometimes the fix is a simple cable connection. Other times, the reader itself needs replacing. We work on HID, DoorKing, and LiftMaster access control systems paired with barrier operators.

6. Counterbalance Spring Adjustment

Every barrier arm operator has a counterbalance spring (or springs) that offset the weight of the arm. When the spring tension is wrong, the arm either drifts up slowly on its own or slams down hard when it closes. A slamming arm is dangerous and will damage the arm’s mounting hardware over time. A drifting arm won’t stay down and compromises your access control.

Spring adjustment is part of every barrier arm service call. When we install a new arm (especially after a vehicle impact), we recalibrate the counterbalance to match the new arm’s weight. Different arm lengths and materials require different spring tensions. An 8-foot aluminum arm and a 14-foot octagonal arm don’t balance the same way.

7. Arm Speed Issues

The arm opens too slowly and traffic backs up. Or the arm closes too fast and people feel unsafe walking under it. Arm speed is adjustable on every commercial barrier operator we work on. DoorKing units have speed pots on the board. LiftMaster barriers have programmable speed settings. FAAC units have hydraulic speed valves.

We set arm speed based on your actual traffic conditions. A parking garage exit that handles 200 cars in 30 minutes during the 5 PM rush needs a different speed setting than an HOA entrance that sees 50 cars a day. We also make sure the speed stays within safety limits. Fast is good for throughput. Too fast is a liability.

Technician Tip: If vehicles keep hitting your barrier arm, consider adding a foam arm cover or switching to a breakaway arm design. Also check your loop detector timing. If the arm starts closing while a car is still under it, the problem isn’t impatient drivers. It’s the close timer being set too short.

Barrier Arm Parts We Carry

We stock parts for every major barrier arm brand. Most arm replacements and common repairs get done the same day.

  • Replacement arms (aluminum straight, octagonal, foam-padded, various lengths for DoorKing, LiftMaster, FAAC, BFT)
  • Control boards (DoorKing 1601 series, LiftMaster BG/MA boards, FAAC barrier boards)
  • Loop detector cards (single-channel, dual-channel, plug-in modules)
  • Loop wire for new installations and re-loops
  • Photo eye sensors and reflectors
  • Counterbalance springs
  • Motor assemblies for DoorKing, LiftMaster, and FAAC barriers
  • Card readers, keypads, and intercom components
  • Arm mounting brackets and pivot hardware

For specialty parts or less common brands, we source through manufacturer-direct channels. DoorKing ships from Inglewood (usually 1 to 2 days). LiftMaster ships from their distribution center. FAAC and BFT parts typically arrive within 3 to 5 business days.

What Barrier Arm Gate Repair Costs in LA

Barrier arm repairs vary based on what’s actually broken. A simple arm replacement after a vehicle impact is on the low end. A full operator overhaul with a loop re-cut is on the high end. Here’s what you should expect.

Typical Service Costs (Diagnosis + Parts + Labor)

  • Arm replacement (vehicle impact, includes counterbalance adjustment): $450 – $750
  • Standard repair visit (sensor fix, board reset, loop detector card, programming): $450 – $750
  • Motor or control board replacement (diagnosis + part + programming + testing): $750 – $1,500
  • Loop detector re-cut (saw-cut pavement, install new loop wire, seal, connect): $750 – $1,500
  • Full operator replacement (remove old, install new, program, test all safety devices): $3,000 – $6,000+ depending on brand, arm length, and access control integration
  • Property management contracts: Monthly or annual maintenance plans with priority response. Quoted per property.

We Quote Before We Start

Barrier arm systems often include access control components that affect repair scope. A barrier connected to a standalone card reader is a different job than a barrier integrated into a full parking management system with ticket dispensers, payment stations, and networked access control. We diagnose the full system and quote accordingly.

For property managers dealing with repeated arm strikes, we can quote a maintenance plan that includes priority response and discounted arm replacements. If your barrier arm gets hit once a month, a service contract makes more financial sense than individual service calls.

Barrier Arm Gate Repair FAQ

A car drove through my barrier arm. How fast can you replace it?

Same day in most cases. We carry standard-length replacement arms on our trucks. If you need an unusual length or a specialty arm (foam-padded, LED-lit, custom color), it may take 1 to 3 days to source. After replacing the arm, we check the operator for internal damage from the impact and recalibrate the counterbalance spring to match the new arm.

My barrier arm won’t go down after a car passes. What’s wrong?

The system still thinks a vehicle is present. This is almost always a loop detector issue. The inductive loop in the pavement is either broken or the detector card has failed. We test loop inductance on site. If the loop wire is intact, we replace the detector card. If the loop is broken, we saw-cut and re-loop. Less commonly, the board timer that controls auto-close has failed.

How long do barrier arm operators last?

With proper maintenance, 10 to 15 years for the operator. The arm itself has a shorter lifespan because of vehicle impacts. A busy parking garage might go through 2 to 3 arms per year. The motor and board are the long-lasting components. Regular service extends the operator’s life, especially in high-cycle applications. We recommend annual motor inspection and biannual full-system maintenance for commercial installations.

Can you add a barrier arm to my parking lot?

Yes. We install new barrier arm systems for parking lots, apartment complexes, HOA communities, and commercial properties. A new installation includes the operator, arm, loop detectors, safety sensors, and whatever access control you need (card reader, keypad, ticket system, remote control). We’ll survey your site and recommend the right brand and model based on your traffic volume, lane width, and access control requirements.

My barrier arm keeps getting hit by cars. Can you make it more durable?

You don’t want a more durable arm. You want a more breakable one. A stiff arm transfers impact force into the operator, which damages the motor, gearbox, and housing. A breakaway arm snaps cleanly and protects the expensive components. If vehicles are hitting your arm regularly, the fix is better signage, slower approach speeds, or adjusting the close timer so the arm doesn’t come down while vehicles are still in the lane. We can also install foam arm covers that reduce impact damage without making the arm rigid.

Do you service barrier arms at parking garages and commercial properties?

That’s a big part of what we do. We work with property managers, parking operators, and HOA management companies across LA County. We understand that a broken barrier arm at a parking garage isn’t just an inconvenience. It’s lost revenue and a security gap. We offer priority response for commercial accounts and maintenance contracts that keep your barriers running without surprises.
