All-O-Matic Gate Repair Los Angeles

We’ve been working on All-O-Matic gate operators across LA County for years. These are solid machines built right here in Van Nuys, and we see them everywhere from residential driveways to apartment complexes and commercial parking lots. Technicians who’ve been in this industry for decades will tell you the older All-O-Matic units are better openers than most of what’s on the market today. We agree.

The Tech Guys Doors and Gates carries All-O-Matic control boards, limit switches, photo eyes, chain, capacitors, and batteries on our service trucks. Most repairs get done in a single visit. No waiting a week for parts to ship, no scheduling a second appointment. We diagnose the problem, fix it, and get your gate running before we leave.

All-O-Matic is the only manufacturer with a full lineup of AC and DC gate operators. That means we need to know both powertrains inside and out, and we do. Whether you’ve got a 15-year-old SL-100AC running on the original motor or a new SL-90DC PRO with brushless DC and battery backup, we’ve opened it up and know exactly what’s inside.

Common All-O-Matic Problems We Fix

All-O-Matic operators are reliable. We’ll say that upfront. But nothing lasts forever, especially in LA heat and coastal salt air. Here are the problems we see the most and how we handle them.

1. Control Board Failure

When the control board goes bad, the gate does unpredictable things. Erratic stops, random reversals mid-travel, or just no response at all when you press the remote. Power surges are the number one cause. Moisture getting into the enclosure is a close second, especially on operators near sprinklers or in underground garages.

All-O-Matic uses different boards for their AC and DC lines. The DC boards (BLDC-PCB series) are more complex and run higher. The older AC boards (ACPCB series) are simpler. One thing to know: there’s a January 2016 cutoff for UL compliance. Pre-2016 operators use the ACPCB board. Post-2016 use the ACPCB-UL. Installing the wrong one creates compliance issues. We carry the right board for your unit.

2. Broken or Loose Chain

This is the single most common mechanical failure on All-O-Matic slide gates. The #41 roller chain stretches over time, especially after 50,000+ cycles. Coastal installations rust faster. You’ll hear grinding, see the gate stopping short of its end position, or notice the chain hanging slack.

Experienced techs on the forums call this one out constantly. A loose chain puts extra stress on the sprockets and gearbox, so if you hear grinding, don’t ignore it. We tension the chain, inspect the sprockets for wear, and replace the full chain run if it’s stretched too far to adjust. We also lubricate with white lithium grease, not WD-40. WD-40 attracts dirt and makes the problem worse.

3. Limit Switch Failure (COM-1007)

Your gate reverses at full close instead of stopping. Or it overruns the end position. This is usually a failed limit switch. On the SL-100, SL-150, and OH-200, the telltale sign is the red C limit light staying lit on the board. That means the switch is stuck.

The COM-1007 limit switch is a small, inexpensive part. The fix itself is quick. We replace the switch and recalibrate the open and close limits. If we’re seeing repeated limit switch failures on the same unit, there’s usually an underlying mechanical issue like a misaligned gate or debris in the track that’s forcing the gate past its stop point.

4. Motor Capacitor Failure (AC Models)

You press the remote. The motor hums. Nothing moves. Classic dead capacitor. This is the number one service call on the SL-100AC and SW-300AC. The capacitor degrades in SoCal heat, usually after 3 to 5 years. It’s a quick swap. We carry spares on the truck and can have you running again in 30 minutes.

5. Gearbox and Nylon Coupling Wear

The motor runs, but the gate won’t move. You might hear clicking or grinding. Open the drive cover and you’ll usually find a sheared nylon coupling. This coupling sits between the motor and gearbox and acts as a mechanical fuse. When the gate jams hard, the coupling breaks instead of destroying the gearbox. That’s by design.

We replace the OEM coupling, check the gearbox oil level, and inspect the gears while we’re in there. This is roughly a 3-hour job depending on the model. If the gearbox oil is low, we top it off. Running low on oil leads to premature gear wear, and that’s a much more expensive repair.

6. Photo Eye and Safety Sensor Issues

Gate won’t close but opens fine. Start with the photo eyes. Dirty lenses, misalignment, and sun glare are responsible for the majority of these calls. In dusty LA conditions, a quick wipe with a microfiber cloth solves it more often than not. If the LED on the sensor doesn’t light at all, the photo eye itself is dead and we’ll swap in a new AOM-RED EYE 2.

7. Battery Backup Degradation (DC Models)

All DC models ship with two 7Ah batteries built in. In SoCal heat, those batteries last about 2 to 3 years before they start causing problems. Weak batteries lead to slow gate movement, random control board resets, and erratic behavior that can mimic a board failure. We always check batteries before jumping to more expensive diagnoses. Replacing them proactively every 2 years prevents most of these calls.

Technician Tip: All-O-Matic DC models are solar-ready out of the box. If you’re at a remote property without reliable AC power, ask us about pairing a solar panel with a larger battery bank (12Ah or bigger). It’s a clean setup that works well in Southern California year-round.

We stock the parts that handle 90% of All-O-Matic service calls. Most repairs happen in one trip.

What All-O-Matic Repair Costs in LA

Every gate job is different. The model, age of the operator, type of failure, and what’s connected to it all affect the final number. Here’s what you should realistically expect for professional All-O-Matic service in Los Angeles. These are all-in numbers: diagnosis, parts, and labor.

Typical Service Costs (Diagnosis + Parts + Labor)

  • Standard repair visit (capacitor, sensor, limit switch, chain tension, programming): $450 – $750
  • Control board or motor replacement (diagnosis + part + programming + testing): $750 – $1,200
  • Gearbox or major mechanical repair: $1,200 – $2,000+ depending on model and site access
  • Full operator replacement (remove old, install new, program, test all safety devices): $2,500 – $5,000+ depending on the model and site conditions
  • Commercial and multi-gate systems: Quoted per project. HOA and property management contracts available.

We Quote Before We Start

We provide a written quote before any work begins. If we find something additional during the repair, we call you first. No surprises. All-O-Matic parts are generally available and repairs on these units are straightforward for technicians who know the brand.

If your operator is 10+ years old and facing a major repair, we’ll give you an honest comparison: cost to repair vs. cost to replace with a current model. Sometimes a new SL-90DC PRO makes more financial sense than rebuilding an aging SL-100AC. We’ll lay out the numbers and let you decide.

All-O-Matic Gate Repair FAQ

My All-O-Matic gate stops and reverses randomly. What’s going on?

This is usually a control board issue or a failing limit switch. Check the board for LED error indicators. If the red C limit light is stuck on, the limit switch (COM-1007) needs replacing. If no lights are showing or they’re flashing erratically, the control board itself may have taken a power surge. We diagnose on site and carry replacement boards on the truck.

Is All-O-Matic a good brand? I’ve never heard of it.

Very good. They’re a smaller company based in Van Nuys, so they don’t have the name recognition of LiftMaster or DoorKing. But gate techs across LA know them well. They build commercial-grade operators at a fair price point. They’re the only manufacturer offering full AC and DC lineups, and their DC models come with built-in battery backup, a built-in loop rack, and an emergency foot pedal release as standard. Installers who’ve been in the business for 20+ years regularly recommend them.

How long does an All-O-Matic repair take?

Most repairs take 1 to 2 hours on site. A capacitor swap or limit switch replacement is under an hour. A control board replacement runs about 90 minutes including reprogramming and testing. Gearbox work or a full chain replacement can take half a day.

Can you convert my AC All-O-Matic to a DC model?

Yes. If you’ve got an older SL-100AC or SL-150AC and want battery backup, soft start/stop, and solar capability, we can replace it with the current DC PRO equivalent. The mounting points are similar, so the swap is straightforward. The DC models run quieter and are gentler on the gate hardware.

My gate chain keeps coming loose. Is that normal?

Not if it’s happening frequently. Some stretch over the first few hundred cycles is normal and just needs a tension adjustment. But if the chain keeps going slack, it’s either badly worn and needs replacing, or the idler pulley isn’t holding tension. Near the coast, rust accelerates chain wear. We’ll inspect the full chain run, sprockets, and idler to find the root cause.
